  • Hands-on MANAGEMENT of real estate is the topic of this book, rather than INVESTING (even though that is the title word). For management issues, it seems to cover a lot, including financial issues, with special attention to issues which may pop up outside of the US. However, issues of INVESTING are poorly addressed.

    Since this book is seemingly addressed to US readers, it OMITS some very important issues regarding the onerous foreign reporting requirements of and taxation by the US government, including things like
    - FATCA& FBAR (for foreign bank accounts)
    - tax forms 5471s etc
    - the "special" Subpart F tax (on business "income" you haven't actually received)
    - pitfalls of putting real estate into a corporation
    - tradeoffs of owning via Corps, S-Corps, LLCs/SRLs vs personal name
    - how to set up ownership so that you are subject to double taxation (or not)
    - reasons NOT to put real estate into a personal name in various risky countries
    - how (and why) to avoid setting up business as a PFIC
    - the pros and cons of registering your business in the US vs various alternative international locations
    - how to deduct taxes paid in foreign locations from your US income tax
    - what about REITs ?
    … and so forth …

    These are all issues that need to be decided and planned ahead of foreign real estate investing. But all this book says on the topic is "Real estate investments can have tax implications, and a good tax advisor will be able to explain the impact for you." Unfortunately, books on these topics are hard to find, and good tax advisors knowledgeable in these kinds of international matters are few and far between.
